From Steel to Success: A Brief History
Originally home to one of the UK’s largest steel producers, the Round Oak Steel Works closed its doors in 1982. In the years that followed, a major regeneration programme transformed the site culminating in the completion of Waterfront Business Park in 1995.
Today, Waterfront stands as a symbol of reinvention and economic resilience.

A New Era of Investment
Since late 2023, Waterfront has been managed independently from Merry Hill and is now under the guidance of new owners, Parcap+Partners.
With strategic upgrades, active tenant engagement, and public realm improvements underway, the site is entering a bold new phase. A long-awaited Midland Metro extension is also planned, expected to dramatically improve connectivity in the coming years.

With new businesses moving in, revitalised spaces, and a strong management team at the helm, Waterfront’s fourth decade looks bright. This 30th birthday isn’t just a celebration of the past it’s the start of something exciting.
